Do owners get a deeded lot?

Yes, owners are issued deeds to their lot through traditional close of escrow.  

Property taxes are billed by Cochise County Tax Assessor annually to lot owners.

Our owners are  responsible for their utilities - Sulphur Springs Valley Electric Coop.

Access for Internet, cable & telephone is available at owner’s expense.

Mail is delivered to the resort to assigned mailboxes, which are located at the Clubhouse or,  P. O. boxes may  be obtained at Benson Post Office as an alternative.

Owners can rent out their lot on a month-to-month basis while traveling.  Renters contact information to be on file at the resort office. Renters may not bring in guests to the resort, but do have access to the Common Area facilities.


What do the HOA dues include as far as utilities and amenities?

Included in the HOA fees are City water, sewer, and trash disposal.

There is a provision that the HOA Fees can be raised by 20% annually; (please refer to CC&Rs.)  Dues also include the upkeep of the golf cart paths, walking paths, clubhouse, library, exercise room, laundry room, pool and spa, restrooms and showers and the landscaping throughout the Resort.  *All facilities are ADA compliant.


What can I build on my lot?

Prior to making any lot improvements, drawings must be submitted to the Architectural Review Committee (ARC) for approval.  Please check with the City of Benson as Permits may be required for certain lot improvements.  All work is required to be completed by a Licensed Contractor or Owner Builder.  

You can install a shed, however, over 10 x 12 sq. ft. requires a City permit.  Overall Lot Coverage cannot exceed 45%.  You can build a casita – for extra day living use, with no provisions allowed for cooking facilities per City ordinance.

Owners can also install a park model, or destination park trailer; these units are considered recreational vehicles as well as a motorhome, 5th wheel trailer, pull trailers, etc., therefore, only one or the other of these units are allowed per lot.  

The resort allows one free-standing awning/carport – minus setbacks – no taller than 15 ft., that must be installed by a licensed contractor.

Each lot owner has the option of building block walls at a maximum of 3 ft., at owner’s expense.  Prices may vary and quotes will be furnished. All wall construction is done by the resort.


How many and what breeds of pets are allowed?

Three dogs are allowed per lot with breed approval by the ARC.  There are aggressive breeds that are not allowed per our association liability insurance.  *Please refer to CC&Rs. 

 Indoor cats are allowed, or a combination of no more than three pets.
